<p>The Home Affordable Refinance Program (HARP) is a refinance program for mortgage holders whose notes have been sold to Fannie Mae or Freddie Mac. You may refinance your loan with any HARP loan provider, it doesn&#8217;t have to be the bank or loan servicer who currently is servicing your loan.  The intent of HARP is to lower your interest rate on your first lien mortgage loan in order to provide some financial relief through a lower interest rate and lower payments.</p>

			<content:encoded><![CDATA[<p>FHA ANNOUNCES PRICE CUTS TO ENCOURAGE STREAMLINE REFINANCING</p>
<p>Millions of FHA borrowers could save average of $3,000 a year  WASHINGTON – Today, Acting Federal Housing (FHA) Commissioner Carol Galante announced significant price cuts to FHA’s Streamline Refinance Program that could benefit millions of borrowers whose mortgages are currently insured by FHA.  </p>
<p>Beginning June 11, 2012, FHA will lower its Upfront Mortgage Insurance Premium (UFMIP) to just .01 percent and reduce its annual premium to .55 percent for certain FHA borrowers. To qualify, borrowers must be current on their existing FHA-insured mortgages which were endorsed on or before May 31, 2009. </p>
<p>Late last month, FHA also announced it will increase its upfront premiums on most other loans by 75 basis points to 1.75 percent.  In addition, FHA will raise annual premiums 10 basis points and 35 basis points on mortgages higher than $625,500.  Read FHA’s new Mortgagee Letter.</p>

			<content:encoded><![CDATA[<p>We&#8217;ve had the best luck with an independent mortgage broker (who shops multiple banks to find you the best loan) rather than going directly to a bank.  We have all our financials with USAA and I believe they&#8217;re the greatest bank in the universe.  That said, we&#8217;ve contacted them every time for a mortgage/refi and their mortgage dept is just incompetent.  They have no idea what they&#8217;re doing, their rates are higher than any other bank we&#8217;ve spoken with at the time, and the delays are unreal.  We actually got about 90% of the way done on a refi with them last year and threw our hands up in exasperation and walked away from them.  I&#8217;m FB friends with our mortgage broker and she posted a few weeks ago, &#8220;Thank you, USAA, for your mortgage department being so awful.  I get so many of your disgruntled customers that you&#8217;ve paid for our new in-ground pool.&#8221;</p>
